We strongly believe that a good design starts by jointly discussing the requirements, wishes and preconditions, so as to translate them into a concept that can be used for further discussion and elaboration.

Depending on the client’s desires, we can prepare a preliminary design only, a complete package including workshop drawings or everything in between. During the process we try to challenge our clients in order to get the most out of their ideas, but to also encourage the client to challenge us, since we believe the best result can only be achieved working together and keeping each-other sharp.

Main starting point for the designs is that we are not preparing ‘castles in the air’. Our mission is to have every design fit within the client’s expectations and other conditions. Already early in the process issues like constructability, budget and local regulations are taken into consideration as are the requirements, wishes and context of a project.

By making use of BIM-modeling software (Building Information Model) from early steps in the design, we can lead the client through a 3d simulation of the design. This additionally makes it possible to if so desired adapt design changes more easily, has the potential to if necessary shorten the process while it strongly reduces the risk of design incoherencies.

project management

Having a design, but looking for a way to have it realized? We can assist you by offering a structure in which the project can be realized. Depending on the level of detail of the design and construction documents, we are basically capable to step in the project at any moment and execute project management, with the intention to unburden the client and to realize the project within time and budget.

While we can (and have already done so) join a project at any given time, even if execution is already halfway, it is of course preferable to have us added to the team before starting the execution of the project. Depending on the client’s assignment to a third-party architect, we are able to complete the construction documents (draft work and/or contract documents) together with the architect, or completely independent of that architect. We can also provide assistance in selecting sub-advisors for the project, such as a structural engineer and engineers for the technical installations if needed.

Based on the available construction documents at the end of the preparatory phase, a contractor selection (bidding or other type of selection) can be organized, or negotiations with a pre-selected contractor can be started. Before execution we can assist in composing the budget and list all received contractor quotations in order to have a financial overview before the start. During construction works we will be keeping track of this budget.

Once construction works have started, we can execute site-supervision and project management. This means construction meetings will be organized regularly, including making out the reports of these meetings. Generally, we invite the client, contractor and if needed the architect, sub-contractors or other stakeholders to these meetings. However, in case clients live abroad, other meeting structures are organized to keep the client involved in the project. An important part of the project management is also to see to it that the contractor orders materials on time so as not to fall behind on the schedule. The same applies to owner provided items, where we can also assist in procurement if desired.

By the end of the project, we ensure that everything is completed in accordance with the agreement and guide the customer during commissioning.

Through our extensive network, we can search for the appropriate parties to work with, not only in the field of construction but also in other fields like real estate, economic development and financial institutions.

Services we provide in the development phase are generally preliminary investigations in order to come to feasibility studies. To do so we collect the necessary data, while structure plans must usually also be drafted in order to substantiate the feasibility study. These can, if needed, be processed so as to create presentations and/or management summaries in order to have projects launched or approved.

Another important service in this trajectory is, depending on the nature of the development, pre-consultations with possible stakeholders as for instance the authorities responsible for issuing permits, the fire department and governmental departments. Advice and pre-consultations can if necessary also be be broadened to include for example interest groups (neighborhood, nature associations, monument organizations, archeological foundation, etc.). Involving stakeholders in an early stage reduces the risk of time consuming and costly procedures in later stages of the project.

Research &advice

RESEARCH

Conducting research is an important part of our activities. Research varies from small-scale research on a project basis (such as material research), to analyzing and solving larger (social) issues. We carry out investigations at our own initiative on subjects we believe are important, but we also have a lot of experience in conducting commissioned research.

By combining verified data with our professional vision, we try to achieve improvements in an analytical way. This can for example be an initiative for architectural interventions that can have a spin-off effect for a building, district or city. In other cases, we focus on social issues, such as education; we look at existing buildings to see how they can be used better or more effectively.

Our research generally focusses specifically on the local conditions. After all, in that area we can most effectively combine our knowledge and experience. These studies can additionally render a relevant contribution to the (social) development of the islands.

Research carried out on idealistic and social grounds contribute not only to the development of the islands, but also to our personal development. Research results can be used to make improvements to our projects and activities.
